licensing related, can we package a microsoft app(under MIT license) along with our UWP app which we are selling?

We are selling a uwp app that we developed to our client and he wants to change the theme of the app easily as he wanted. So we are planning to package the fluent-xaml-theme-editor (open source app under MIT license, source code available in github, this we auto-generate a xaml code for setting theme for our app after we choose the color using color picker etc) which is under mit+license along with our app and sell to client.
Is there any issues or rules to be followed while doing so, as we may also modify the 'fluent xaml theme editor' and package and sell.

1. can we sell this 'fluent xaml theme editor' as it is?
2. can we modify(customize the source code as we like) 'fluent xaml theme editor' and sell?
3. if any rules to be followed, what are those?

Already posted a question on this, but didn't get any standard reply from the microsoft official team.
